Access Statement for the Pack Horse self-catering accommodation, Exmoor National Park.

Introduction

The Pack Horse offers 1 detached 2 storey cottage, 4 single storey apartments ( 3 on the first floor and 1 on the ground floor)

The property is over 100 years old set in approx 0.75 of an acre.

Due to the age and construction of the property access is restricted in some areas and 3 of the accommodation are accessed via stairs. Bridge View and Honeysuckle apartments are accessed via a common flight of stairs with a hand rail. These stairs are covered. Wisteria apartment is accessed via a flight of stairs with a handrail that is outdoors. Rose apartment is all ground floor with no steps to access and no steps internally.

Public Transport

The nearest train station is Taunton (approx 25 miles), there is a good bus service the number 28 from directly outside Taunton station to Minehead. From Minehead to Allerford their are local buses that run every hour plus the Exmoor Coaster Service. Alternatively taxis are easily accessible in Minehead. Travel information and telephone numbers can be found in our welcome guides in each accommodation. Should you require travel information prior to your stay we will be happy to provide you with this.

Arrival/Parking

On arrival you will enter through an undercroft or arch area (restricted vehicle height access) onto a level tarmac driveway, this continues into the courtyard were the cottage and apartments are situated. Please contact us if you have a tall vehicle, 4 x 4 and are using a top box. Additional free public parking is 2 mins walk away.

From the courtyard, there is a very slight incline at the entrance to the car park. Should you require help with luggage from your vehicle to your accommodation please just ask your host that greets you in the car park. There is parking for up to 8 vehicles, the car park surface is tarmac / shingle and is lit at night by automatic lighting triggered by movement. Here you will also find a large walled garden area laid to lawn and outbuildings which can provide guest with safe storage for Mountain bikes, Road bikes, Car Top boxes, large equipment etc

The Courtyard. The surface is tarmac and level, there are patio style tables and chairs for guests use, from the courtyard you can access the:-

Laundry room. There is a 10cm step up into the laundry room. There is a large 10kg washing machine and tumble drier. Lighting is via florescent tube on ceiling. Door is of standard size. Payment is required for use of the washing machine or tumbler dryer.

The Proprietors accommodation is accessed directly from the courtyard. In the courtyard is an outside toilet with low level wc & wash hand basin, hot water is via a supply on demand water heater. The door is standard width with no steps.

The River Aller runs alongside the apartments, there is a covered area from the courtyard where you can sit by the river, there is a 50cm high retaining wall and wooden bench for seating.

Pets

Well behaved pets are welcome and are to be kept on a lead at all times whilst in the Courtyard. We have a garden, but there is also a fields and woods with extensive path network a short walk away for your dog(s) to exercise and play in.

Accommodation

Bridge View Suite.

Sleeps 4

Bridge View Suite is a first floor apartment all on one level, it is accessed via a covered staircase, there are 14 steps from ground to corridor. Enter the accommodation through the front door (width 72cm) into lobby, 1st left is a King size bedroom (this can be set up as one king size bed or two single beds), 1st right is a walk in shower room , 2nd left is open plan into a kitchen. Further along the onto a hallway, 2nd right is a large king size bedroom, ahead is a spacious lounge/diner with balcony.

All flooring in the kitchen, hallway and bathroom is laminate flooring, the bedrooms and lounge/diner are all carpeted.

Kitchen is fully fitted with dishwasher, microwave and fridge freezer (additional freezer space is available on request). The Cooker is electric.

Bathroom Door is of standard size (width 72cm). Walk in shower with a thermostatic shower over, there is one hand rail fitted to the wall. There is a 2cm lip to step over into the shower. Toilet is a standard size. Wash hand basin has a courtesy light with heated demist option. Hot water is via immersion set at 60°c. Lighting is via 3 ceiling down lighters. Extractor fan activated by light switch

Bedroom 1 has a king size bed. Lighting is via a central ceiling light and 2 bedside wall lamps. Electrically fed smoke alarm. Door is slightly smaller than standard size (width 64cm)

Bedroom 2 has a zip linked king size bed. This can be converted into 2 single beds.

Lighting is via a central ceiling light and 2 bedside wall lamps. Door is standard size (width 75cm)

The Lounge has a 3 piece suite (3 seater sofa, 2 seater sofa & 1 chair) conforming to fire standards. Lighting is via 5 bulb central ceiling fitting, 2 table lamps and a standard lamp. Door is of standard size (width 74cm). A dining room table with 4 chairs + 2 additional dining chairs. Bridge View and Honeysuckle can be easily rented together as they share the same access stairs and hallway.

Stable Cottage

Sleeps 4

Stable Cottage is a 2 storey detached cottage accessed from the courtyard. There is a 3cm doorstep into this accommodation. Enter the accommodation through a standard sized stable door (width 73cm) into lobby, 1st left is the bathroom (standard sized door) , on through the inner door (73 cm) into kitchen/diner. This has open plan access to the right into a spacious lounge. Circular dining table with 4 chairs. Electrical Smoke Alarm.

Lounge has 2 x 2 seater sofas and one chair.

From the lounge there is a 12 step open wooden staircase (width 54 – 61cm) directly to bedroom 1, which in the eves of the building and as such has restricted headroom. Bedroom 1 has a king size bed and restricted headroom.

Bedroom 1 there is a raised door on the left into bedroom 2. Please note There is a high 50cm beam to step over into bedroom 2.

Bedroom 2 has two single beds and is in the eves of the building and thus has restricted headroom.

Flooring is ceramic tiles in lobby, bathroom and kitchen, carpet in lounge and bedrooms. Kitchen is fully fitted with dishwasher, microwave and fridge freezer (additional freezer space available). Cooker is electric.

Bathroom is downstairs and accessed by the lobby. It has a standard sized bath with a thermostatic shower over and the toilet is a standard size. Wash hand basin with a courtesy light and shaver point. Lighting is via a single covered ceiling light. Extractor fan activated by light switch. Door is of standard size (width 74cm).

Lounge has a 3 piece suite (3 seater & 2 chairs) conforming to fire standards

Lighting is via 4 double wall lights, 2 table lamps and a standard lamp. Entrance aperture is 80cm wide

Rose Apartment.

Sleeps 3

Rose is a ground floor apartment accessed from the courtyard. There is a 2cm doorstep. to this accommodation. Enter the accommodation through a standard size stable door (width 80cm) into lobby, to the left is a single bedroom, ahead is the Shower room bathroom, to the right is the lounge/kitchen/diner, through this area is a door to the main bedroom. Flooring is ceramic tiles in lobby, bathroom and kitchen area, carpet.

Kitchen/Lounge is fitted with microwave and fridge freezer (additional freezer space available). Cooker is electric. Lighting is via a ceiling fitting and table lamp

There is a 3 seater settee. Door is of standard size (width 78cm)

The shower room has a walk in shower with a lip of 2cm to step over with thermostatic shower. Hot water is via an immersion tank set at 60°C. A hand rail is fitted to the wall. Toilet is a standard size. Wash hand basin with a courtesy light. Lighting is via a single covered ceiling light. Shower room is accessed from lobby. Door is of sliding type and standard size (width 70cm)

Bedroom 1 has a king size double bed. There is a small 3cm step up into the bedroom. Lighting is via a central ceiling light and 2 bedside lamps. Battery fed smoke alarm. Door is slightly smaller than standard size (width 64cm)

Bedroom 2 has a single bed. Lighting is via a central ceiling light and 1 bedside lamps. Door is of standard size (width 82cm).

Honeysuckle Apartment.

Honeysuckle is a first floor apartment, it is accessed via a covered staircase, there are

14 steps from ground to corridor. Enter the accommodation through front door (width

73cm) into the lounge, ahead is the kitchenette, on through into the bedroom and left into the bathroom. Flooring is ceramic tiles in kitchen, laminate in bathroom and carpet in lounge and bedroom.

Kitchen is fitted with microwave and fridge freezer (additional freezer space available). Cooker is electric. Lighting is via a ceiling fitting. Entrance aperture is 74cm wide.

Shower Room has a large enclosed shower. Toilet is a standard size. Wash hand basin with a courtesy light and shaver point. Hot water is via immersion set at 60°c. Lighting is via a single covered ceiling light. Bathroom is accessed from the bedroom. Door is of standard size (width 66cm). Bedroom has a double bed. Lighting is via a central ceiling light and 2 bedside lamps. Door is of standard size (width 74cm)

Wisteria Apartment.

Sleeps 2

Wisteria is a first apartment accessed via an outside staircase. There are 13 external steps from ground to front door. Enter the accommodation through a standard sized barn door (width 74cm) into the kitchen/diner, through into main bedroom. Access to the shower room is from the bedroom. Standard sized door width 70cm. Flooring is ceramic tiles in kitchen area, laminate in bathroom and carpet in lounge and bedrooms.

Kitchen/Lounge is fitted with microwave and fridge freezer (additional freezer space available). Cooker is electric. Lighting is via a ceiling fitting and table lamp
